Ciciliano
Located within easy striking distance of the lovely castellated Umbrian hilltop town of Monte Santa Maria Tiberina, this portion of a farmhouse sits amidst approximately 6,000 square of parkland and is on three floors.<P>The ground floor consists of the traditional “cantine” where animals were once housed but which are now used for storage. One space in particular has a lovely original arch and is currently used as a summer dining area. As it is separate to the remainder of the house this area could be transformed into separate accomodation.
External stairs lead up to the first floor which is restored and here there is a kitchen and dining area as well as a sitting room. These rooms have plenty of light and the traditional exposed wooden beams and terracotta floor tiles; not antique ones but still attractive. The kitchen, and indeed the bathrooms, would probably benefit from an up-date but essentially the property is perfectly habitable.
The bedrooms and bathrooms are on the top floor where there are some really lovely beams and picturesque views from the windows.
The surrounding park is very pretty with gently undulating land and mature trees, there is an annex with an arched portico and this space could be transformed into an extra bedroom or studio.
The exterior of the house, a mixture of stone and plaster, has been recently pointed and rendered and is therefore in excellent condition, as is the roof which was also restored recently and fully insulated, the windows and doors have traditional stone surrounds.
The actual structure of the property is in very good repair and requires no further intervention. As mentioned above, the property is a little tired inside but the work required is relatively pleasurable and not major. The fireplace and the wood burning stove are currently the only means of heating so it will probably be necessary to fit a central heating system, there is obviously electricity but it is a simple system and will need developing/extending a little.
The property is not detached but sits in a tiny hamlet with a few other local inhabitants, this means that there is always someone around to keep an eye on things or to help out in case of need. Access is by means of a good, paved road and there are plenty of nearby small towns and villages to visit.
A very attractive property in an equally attractive location.
This property has a class G energy certificate.
