A freshly restored, Tuscan palazzo located in the historic town centre of Sansepolcro. The position of this beautiful building in relation to the others around it means that practically every window is unobstructed and therefore the property is flooded with light rendering it one of the most luminous properties in the town centre.

Entry to the ground floor is by means of an impressive stone arch to the side of which there is a lovely old and very worn stone bas-relief depicting what seems to be a griffin. The ground floor consists of a spacious entrance hall from which one has access to a large reception room with fireplace and exposed wooden beams, a bedroom with en suite bathroom, a small room which would be ideal as a laundry room, a cellar room which would be perfect for storing wine and a funny little half corridor that would be perfect a cloakroom for coats, hats, umbrellas etc. The bedroom has barrel vaulted ceilings and the floor in the reception room, along with a further four rooms on the first floor, is paved with beautiful “graniglia” floor tiles that probably date back 80 years or so. This type of tile is made of coloured composite marble which has been laid out to form a different design in each of the rooms. Some have a decorative border towards the edges of the rooms and some a central design a little like a rug.

Wide, stone stairs lead up the first floor where there are a series of large windows that allow the light to flood into the two large reception rooms to the front of the building. To the rear there is a bedroom, again with en suite bathroom which has a lovely view of the enclosed garden and fountain which belong to the property next door. On this same floor there is also what once was (and is programmed to be) the kitchen. An open stairway leads up from the kitchen to a terrace that looks out over the previously mentioned garden as well as another beautifully restored palazzo which has an amazing arch covered loggia. The terrace is pretty roomy but the entrance is on the low side so access, though possible, is a little awkward. The view makes it worth the effort though!

Another stone stairway, just off the main reception room, leads to the second floor where there are two bedrooms, both with en suite bathrooms, one of which has a shower and the other a bath. Apart from the bathrooms, which are tiled throughout, this whole area has parquet flooring. Again, light floods in every window and from one in particular there is an elevated view of an amazing carved, stone, archway that is the entrance to the nearby church.

The top floor attic space is currently unused but could provide a considerable amount of extra room if need be. The wooden roof beams are exposed and the floors are paved in terracotta tiles.

This gracious building would make an ideal family home and the ground floor reception room could provide office space as it is independent from the other living areas. The restoration is of the highest quality and has been carried out with great care and attention to detail. The coloured floor tiles in the majority of the reception rooms have been the inspiration for the choice of wall colours and the sunshine which beams through every window creates a soft and homely feel in what is in reality, a rather grand property.

The location is extremely convenient being literally minutes from the main square. Sansepolcro, which was home to Piero della Francesca, is a lively and rather sophisticated Tuscan town full of restaurants, bars and a variety of good quality shops. Unlike many Tuscan and Umbrian towns of this type it is relatively flat making it easy for people of an age to get around more easily.
