Carpina
A cluster of three farm buildings and a habitable wooden chalet situated on nearly 24 hectares of land.
Two of the three stone built buildings, measuring a total of 490 square metres, are in need of total restoration whilst the third was recently and well restored only a short while ago.
This renovated property measures 220 square metres and is on three floors. There is an eat-in kitchen on the ground floor as well as a cantina that is built directly into the rock. This second room requires restoration and could be transformed into a very interesting formal dining room or another reception room. Stairs lead to the upper floor where there is a spacious living room complete with a large fireplace which houses a wood burning stove, and on this same floor there is a second room that is currently used as a study. A pretty staircase with ornate railings provides access to the top floor where there is a bathroom and two bedrooms. The property is spacious and the living room in particular is very comfortable and inviting.
The two unrestored buildings are large and located only a few steps away from the restored house. The relation of one building to another and the difference in their heights create an interesting, hamlet like feel and all of the things that you would expect to find in Umbrian farmhouses are here; exposed wooden beams, terracotta floor and ceiling tiles, fabulous carved stone fireplaces, external stairs and loggias and stone door and window surrounds.
This lovely cluster of buildings would be the perfect choice for anyone wanting to live on site and generate a rental income for the remaining properties. Once they are restored of course!
The wooden chalet, which was used by the owners whilst the main house was being restored, is perfectly habitable and located above the property and flanked by a chestnut wood.
The extreme peace and tranquilty of the location as well as the stunning view, would make this an ideal property for a little health spa or some sort of retreat, and the large amount of land and abundant water would assist with the cultivation of organic fruit, vegetables and other produce on a large scale. The presence of a large irrigation pond also means that water is in great supply and it also attracts the local wildlife.
The property is rather isolated and the access road does require attention but these aspects are off-set by the stunning view and the extreme peace of the location.
A lovely Umbrian getaway with the potential to generate an income.
