Overlooking the stunning 13th century hamlet of Santa Guiliana and not far from the Umbrian town of Umbertide, this quartet of lovingly restored, stone built properties sits on two hectares of beautifully tended gardens.
The buildings, measuring 750 square metres in total, vary in size and have been restored with the utmost care. They are packed with wonderful features including terracotta floor and ceiling tiles, exposed wooden beams, wonderful old doors and a variety of fireplaces in both stone and marble. The vine covered main house dates back to the 18th century and is on three floors. It is currently divided into two apartments, one on the ground floor and the second on the top two floors. Each has an independent entrance.
The ground floor apartment has two double bedrooms; one opening out onto the 40 foot terrace that runs for the whole width of the house, and the second with doors leading out onto the garden. There is an open-plan living room with a kitchen and the bathroom has both a tub and a shower.
The apartment on the upper floors has access from the central courtyard where there is a shady dining area. There are four double bedrooms, 3 bathrooms, a kitchen/dining room and two lounges; one with a panoramic terrace.
The second property faces the courtyard and is on two floors. There is an elegant external staircase and the private terrace runs along two sides of the house. The property consists of a large utility and storage area, a washroom, a lovely kitchen and dining area with a marble fireplace, a formal dining room and a spacious sitting room which also has a fireplace, this time in carved stone. The third property was constructed in the 14th century and was once an olive mill. It is on two floors and consists of an extremely pretty studio apartment on the top floor with an open plan living/dining/sleeping area and a bathroom. There is also a large covered terrace that practically doubles the living space. The ground floor was also designed to be a studio apartment with a living room, a separate kitchen and bathroom as well as a storage room and a pretty outside terrace with a view of the hamlet below. At the moment this area is used an an office/laundry/storage area.
The fourth, two floor building is located a short distance away from the others. This little love-nest is well laid out and there is a double bedroom and an en suite bathroom on the ground floor whilst on the upper floor, in order to make the most of the view, is the kitchen/living/dining area. There is also a terrace with a view of Santa Giuliana.
A 15 metre infinity pool is hidden above the courtyard and underneath the pool there are two rooms; one a technical/storage area with all of the necessary pool equipment and ample space for garden tools, furniture etc. The second smaller room could be transformed into a laundry so that washing machines, dryers etc could be kept out of the house if preferred. The entrance to this area is by means of a fabulous stone tunnel and there is large vegetable plot close by.
The garden surrounding the property is beautifully maintained and full of mature plants and shrubs and there is a private, tree lined drive. The areas between the houses are also planted out and one area in particular is full of hydrangeas. The garden forms a perfect frame for the individual buildings and weaves them together in a harmonious way.
All amenities are connected; electricity, telephone and LPG gas. Water is by means of a spring and though there has been enough water so far so it would be wise to budget for a well. There is an irrigation system which is fed by rain water collected and stored in a large underground tank.
The Umbrian market town of Umbertide is 15 minutes away whilst the towns of Perugia, Assisi, Gubbio, Citta di Castello, Sansepolcro and Cortona are all under an hour’s drive as is Lake Trasimeno.
The whole property has a magical and peaceful feel. It has clearly been restored with great love, and tasteful attention has been paid to every little detail; the choice of materials, the choice of furnishings, the clouds of white and pink roses that border the terraces and the numerous little private, plant filled sitting areas.
The view is nothing short of amazing with Santa Guiliana below and only a few other attractive dwellings in the distance.
