PROPERTY MANAGEMENT SERVICES
Le Dimore offers a full range of property services: from viewing and purchasing properties, through managing and maintenance, as well as services for people wishing to sell their properties.
UTILITIES
Once the final contract of sale is signed we can re-register whatever utility contracts there are in your name and set up an automatic payment system with your bank. These utilities may include electricity, water, telephone, town gas, LPG gas and rubbish removal.
For this service we will charge € 30 per utility plus IVA.
Bills can be delivered to our offices so that post does not accumulate in your post box (if you have one!) and in this way we can make sure that the automatic payments are being made. If you would like to adhere to this service then we will charge an annual fee of € 30 per utility. We will archive the bills and you can either pick them up or we can send them to you on an annual basis.
TAXES
Taxes are payable once you are a property owner in Italy.
Once you own a property you will be subject to a bi-annual ICI tax payment (Imposta Communale Sugli Immobili). We can both calculate and organize the payment of this tax for you. The initial set up fee will be € 50, this will cover the first six months and then for each successive bi-annual payment we will charge € 30 per property.
You may also be subject to IRPEF tax and in this case we will forward your details onto an account so that they can calculate the payment for you.
INSURANCE COVER
We will obtain an estimate, send the contract to you for your signature, and help you to organize the payment. We will also remind you when the annual payment is due and assist you with the payment.
Initial set up fee - € 50 plus IVA
Annual reminder and assistance with payment - € 30 plus IVA.
CLEANERS AND GARDENERS
We can put you in contact with people who can provide these services for you. If our intervention is necessary in order to organise cleaning and/or gardening then we will charge € 30 plus IVA per hour.
PROPERTY VISITS
We can personally conduct a regular visit to your property in order to make sure that all is well and to air it out if required. Fees will be calculated on an individual basis based on the location and size of your property and how often you want us to visit.
SMALL MAINTENACE JOBS; RESTORATION PROJECTS; CONSTRUCTION; LANDASCAPING AND GARDEN DESIGN
5% (plus IVA) of the cost of the job and materials.
TRANSLATION OF WORK ESTIMATES
Costs will be based on the length of the document.
On site translation if communication is a problem.
€ 40 per hour plus IVA
